TheTaxLienBroker.com accepts and holds payment from buyers until the bidder/buyer receives the assignment of tax sale/lien certificate. UNCONTROLLABLE OCCURRENCES: If a Tax Certificates is redeemed before to the close of an auction, the auction will be voided without any obligation on seller and TheTaxLienBroker.com. If a Tax Certificates is redeemed before the close of an auction and after transfer process of Tax Certificate, TheTaxLienBroker.com financial obligation to the Bidder/Buyer is to return any/all payments received and the transaction will be considered void. The Bidder/Buyer will therefore incur no costs. However should the seller not deliver the certificate to bidder/buyer, TheTaxLienBroker.com financial obligation to the Bidder/Buyer is to return any/all payments received and the transaction will be considered void. FOR SELLERSThe Auction period shall be determined by TheTaxLienBroker.com. SELLERS OBLIGATION: Seller agrees to assign the tax lien certificate to the highest bidder/buyer as soon as TheTaxLienBroker.com receives payment from highest bidder/buyer. Sellers must legally be able to sell their tax certificate on our site. Seller agrees to give accurate information on certificate, subsequent payments, property and any other information associated with certificate. Sellers who give false information will have their listing removed, will be prohibited from any future posting, and will be responsible for any loss associated with the inaccurate posting. Seller agrees to all fees associated with sale of certificate which is listed in charges & fees and will be deducted directly from bidder/buyers payment to TheTaxLienBroker.com. TheTaxLienBroker.com reserves the right to reject any submission or request or remove a posting at any time for any reason. Seller agrees to allow TheTaxLienBroker.com access to all information pertaining to their tax lien certificate including contacting the tax collector. Seller waives all rights to reconsider after a sale has been executed. Seller agrees to ship all documents associated with certificate, including tax sale/lien certificate, assignment of tax sale/lien certificate and all affidavits seller might have, via certified mail or in a package with a tracking label to the high bidder. TheTaxLienBroker.com serves as an online escrow service in order to protect buyers and sellers from fraud. TheTaxLienBroker.com accepts and holds payment from buyers until the bidder/buyer receives the assignment of tax sale/lien certificate. After the Bidder/Buyer receives the above documents sellers will receive payment within seven (7) business days. If a Tax Certificates is redeemed before the close of an auction and after transfer process of Tax Certificate, seller's financial obligation to the TheTaxLienBroker.com is to return any/all payments received and the transaction will be considered void.
